Real estate brokers: Your friends and guides in real estate market

It is advisable to involve the real estate brokers in all the real estate deals, no matter how big or small they are. This is because the brokers will act as a friend and guide whether you are selling a property or buying a property.

The services provided by the brokers

The brokers provide a host of services to both the buyers and the sellers.

  • CMA: The brokers do a comparative market analysis (CMA) of the property with the other properties in the market. This helps to know, what the property is really worth.
  • Marketing: the brokers take it upon themselves to market the property to the prospective buyers.
  • Facilitating sale and purchase - the brokers guide the sellers as well as buyers through the whole selling and buying process.
  • Preparation of document: the brokers are responsible for preparing all the documents required for sale and purchase of a property.

The brokers can also manage the property before the sale. In case of an exciting property up for grabs they can help to exchange a property for that one. They can also arrange an auction for the property, if required. Again, they take it upon themselves to prepare contract as well as leases. The services of a broker are always evolving, as the real estate trends change in the industry.

The commissions

When the brokers find a buyer for the sellers or a property for the buyer and sellers and close the deal, they are to be paid. The payment is in form of a commission that is a percentage of the whole amount paid or received. Usually the commission is only paid if the broker has produced satisfactory results as far as the successful negotiation, settlement of the transaction and the exchange of money is concerned.

Usually, the sellers or the buyers enter into a contract with the brokers. Under the contract the real estate commission is typically paid at the time of the closing of the transaction. The commission is paid, the way it is detailed in the listing agreement.

Which brokers should be hired?

  • Only the brokers with the required license should be hired. This is because the ones without a license can make the whole process illegal.
  • Again, only the real estate brokers with a good reputation in the market should be hired.
